• Creating Wealth and Enjoying it

    Having worked in the financial sector for quite a while, I have seen and noticed the lifestyle changes in different categories of people.
    I have observed with great admiration some groups of people who in their old age and during their retirement maintain a dignified standard of living, all things being equal.
    I have also come across another category of people who have struggled financially after retirement with a deteriorated standard of living, under normal circumstances.
     I have been particularly perturbed about the affluent lifestyles of some people who have had negative financial changes during the latter part of their lives and have thought that if perhaps,  they had  information and understanding of some truths about  Financial  Planning and Wealth Creation, it would have made some difference in their lives.
    This book “How to Create Wealth and Enjoy it” is aimed at creating awareness and providing information on how one can plan and do simple things which will make a difference in their finances later on in life. I believe the information in this book will be beneficial to anyone who reads it especially those who earn salary.

    Securing that Dream Job: A Smart Guide to a Successful Interview provides an enlightened guide or a road map to job applicants on excelling at job interviews. The book guides readers through the preliminary steps to an interview, such as writing a concise and persuasive application letter and curriculum vitae. It discusses the mistakes to avoid and also provides useful guidelines to portray oneself in the best possible light by maximizing one’s strengths and minimizing one’s shortfalls or perceived weaknesses.

    The burden of the book discusses recent trends in conducting interviews, physical appearance, courtesies to observe at the interview, composure and attitude. Critically, the book discusses some questions to expect and the approach to answering them. The book does not seek to provide an exhaustive list of possible questions but seeks to mark out the contours on which interviews are generally conducted .   • The Law of Mortgages in Ghana

    The Law of Mortgages in Ghana discusses the Law relating to the use of immovable property as security for the repayment of a loan or the performance of some other obligations. It explores the historical contours of mortgages tracing its evolution from ancient Roman times through its development in English Law and how it was received in Ghana as a legacy of colonization as well as statutory interventions in Ghana. It discusses the various ways in which a mortgage may be created under Ghanaian Law as well as the essential characteristics of a mortgage and the incidents captured in the maxim “once a mortgage, always a mortgage”.

    In this regard, it also discusses the nuances and legal ramifications of mortgaging marital property or property belonging to a spouse, particularly married women, as well as the considerations of independent legal advice leading to the conclusion of a mortgage transaction.

    This book also addresses the remedies available to a mortgage in the event of default. The remedies discussed include suing the mortgagor on his personal covenant to perform; sale of the mortgaged property (judicially and statutorily); exercise of the right of possession; and the appointment of a Receiver. These discussions are done in the context of the various relevant statutes such as the Mortgages Act, 1972 (NRCD 96), the Home Mortgage Finance Act, 2008(Act 770) and the Borrowers and Lenders Act, 2008 (Act778). It also discusses the vexed question of priority of mortgages which determines the sequence in which competing claims over a mortgaged property or sale proceeds of a mortgaged property are settled, particularly in the event that the proceeds of sale are not enough to pay all mortgages. Furthermore, it discusses technical concepts relating to priority of mortgages such as tacking, consolidation, marshaling, exoneration and contribution.

    The book also treats the subject of transfer of mortgages by both the transferor and transferee; redemption of mortgages; and pledges. The last chapter of the book is the practitioner’s chapter which focuses on the intricacies of a mortgage action.

    The author of this fine autobiography, Mrs Lucy Effah, a nonagenarian who has shown that it is never too late for any personal endeavour once you set your mind to it. Born a royal of Asante Bekwai, she grew up to become a top nurse-midwife professional in the pre and immediate post independent eras of Ghana. Her life has demonstrated a genetic leadership trait inherent in her character.  She exemplified such faith and commitment that may be compared to the dedication of globally acknowledged and timeless personalities like Florence Nightingale, Mother Teresa and Mary Seacole.

    The book includes many glowing tributes – including a Foreword from the former President of Ghana, His Excellency John Agyekum Kufuor attributing her trailblazing qualities in nursing education to her leadership qualities. The former President said she has always had an aura of care and compassion about her in both her public and private life. In this respect, she has made immense contributions to the process of transformation in Ghana.
